Please carefully read and refer to our property management for further information.
The terms and conditions of the holiday rental are as follows. Variation to same by the guest may permit the owner to refuse keys, amend charges or immediately terminate the occupancy.
1. Payment in full is required at time of booking.
2. The number of occupants/guests MUST NOT exceed the number stated on the Information sheet or the number discussed with the manager at the time of booking, should you exceed the number of guests allowed and not notify us, you will be charged accordingly with the credit card details provided.
3. The property is rented to you for holiday purposes only for the period stated on the receipt and confirmation email, there are strictly no functions, weddings, bucks parties or similar events permitted at the holiday cottages unless prior arrangements have been made.
4. Occupancy is given from 2pm on day of arrival unless otherwise arranged. Premises are to be vacated by 10am unless late check out has been arranged prior to departure. Variation in check in or check out times must be approved by our property management. Failure to check out on time may incur an additional day’s rent being charged.
5. We advise you regarding key access on book-in or keys can be collected from our office on arrival unless otherwise advised. If you will be arriving outside office hours, alternative arrangements can be made, so please contact our office.
6. Discounts, Penalties & Charges for Cancellation
* A 10?e will be charged for bookings cancelled greater than 30 days prior to arrival. * A 20 ?e will be charged for cancellations less than 30 days and greater than 7 days. (mimimum $30)
* No refund will be given for cancellations 7 or less days prior to arrival
* When accommodation is offered at a discounted rate in the form of hot deals, the 10% discount for newsletter sign up will not apply.
7. Pets are allowed inside but are strictly forbidden on the furniture or bedding. There will be an additional $100 cleaning fee if there is evidence of your pet having been on the furniture or bedding and/or any evidence of marking territory inside the cottage by urination or defecation. To ensure the enjoyment and tranquility of all guests on our property, dogs who fret and bark if left alone, should be taken with you at all times.
8. Should a cottage be required to be withdrawn after you have booked, every reasonable endeavour will be made to offer an alternative cottage should this situation arise. Alternatively, all monies paid in this situation, will be refunded in full.
9. As the tenant you are responsible for leaving the premises in a clean, tidy, undamaged and orderly fashion and as close as possible to how it was when you first entered.
Please ensure that all:-
•kitchen and bathroom surfaces are clean
•dishes and cooking utensils etc. are washed and put away
•floors swept
•lights turned off
•all electrical equipment turned off
•all doors and gates locked
•all rubbish is placed in the bins provided
In the case of non-compliance of the above, additional cleaning or repair fees will be charged. Your Credit Card Authority will be released within 24 hours following your departure and only after the premises are found to be in good order. YOU MUST NOTIFY US OF ALL DAMAGES, BREAKAGES AND/OR LOSS incurred during your occupancy and any unreasonable damage costs will be deducted from your Credit Card.
10. All breakages, damages, and losses to the holiday premises and/or furniture, furnishings and lock and key replacements must be reported to the manager immediately. The tenant agrees to allow the owner to enter and view the state of repair at any time and the Tenant will be responsible for any such breakages or damage caused to the premises, the cost of which will be paid by the Tenant.
11. You will also be charged if there is excess rubbish (over and above reasonable for your length of stay including recycling) left at the property and a contractor is required to come in and remove the rubbish to the tip. It is also your responsibility to bag and remove all rubbish from the cottage to the bins provided. Please check for rubbish and recycling requirements.
12. The cottages are fully equipped and laundry facilities are available on request. We love a little luxury ourselves so Luxury Linen and bath towels are provided as well as 'starters' of Olive Oil, Salt & Pepper, Tea, Coffee & Sugar and Toilet paper. We make sure the kitchens have little extras like glad wrap and foil and paper hand towels. The little things that are often missing in holiday premises, are thoughtfully supplied. Liquid soaps are provided in the shower and near sinks and vanities. Personal items such as food and toiletry items, shampoo and conditioner and extra toilet paper, are to be supplied by the guest.
13. If linen requires further servicing or replacement due to stains including, but not limited to, makeup, tanning lotion, boot polish etc, this additional cost will be deducted from your Credit Card.
14. No responsibility will be taken for guests personal property left on the premises, particularly in regards to theft. We have had no problems at all with theft on our property, however it is sensible to lock your cottage while you are away from it.
15. No person on the premises shall be guilty of conduct that is a nuisance to adjoining or neighbouring occupiers.
16. The guest agrees to allow the Agent, Owner or nominee to enter the premises to arrange any necessary repairs and or maintenance.
17. Any items left behind will be your responsibility, however we are happy to mail items to you if you provide us with a prepaid addressed post bag.
18. Failure to comply with the above conditions and House Rules will result in immediate termination of your tenancy.
19. Guests agree to drive carefully on the unsealed roads on the property at their own risk. This includes driving with headlights on and observing the speed limits as marked. (Road is suitable for all cars, but is not wide enough for cars to pass in all places and has active wildlife).
All properties are comfortable, clean and well equipped with a history of many happy and satisfied guests.

We are located in the Southern Shoalhaven, 28klms north of Batemans Bay or 22klms south of Ulladulla. There is a BP Service centre on the highway at Termeil. The turn is opposite this service centre. Travel 960mtrs along the Bawley Point Road. You will come up over a rise and see a flower sign and 50mtrs further on you will see signs and a white fence at the gate on the right hand side. Turn into the driveway and following instructions from us, you can head directly to your cottage or head towards the office to collect your keys.
